Record Sales in Manatee and Sarasota Counties for 2015!

I’ve been dealing in real estate in Bradenton and the surrounding area for a long time, but even I couldn’t have predicted the sales figures that we put up to close the year in 2015. Manatee and Sarasota Counties have reported record real estate sales for 2015. This is great news both for the local market and the economy as a whole. The housing market is often a strong indicator of economic health, and I think it’s safe to say that we are out of the crisis. What’s better is that our numbers are right in line with the sales of Florida as a whole. That proves that everything I’ve been saying about living down here is true.

The raw real estate numbers

Statewide data as reported by Florida Realtors showed that real estate was trending upward, and the record sales for Manatee and Sarasota counties in 2015 is right in line with them. When you look at the statistics, you see just how great of a year it was for us. We saw record figures in:

• Closed sales
• Days on the market
• Inventory
• Median prices

Our county is one of the best in the country to buy a home because of the weather, culture, opportunity, and economy, but these figures show that it might be even better than we thought.

More condos and townhouses

Condominiums and townhouses appeal to the young buyer and those that don’t need a lot of space. The area around Bradenton is packed with great new developments, and beautiful condos and townhouses and fair prices. Over 20,000 sales were reported in Manatee and Sarasota Counties in 2015! That’s a 6.7% increase over the year before.

More single-family homes, too.

Single-family home sales in Manatee and Sarasota Counties were way up, too. With the availability of land, great real estate developers, and a booming market, the area is ripe for single-family houses. Not to mention all of the great things down here for families like great schools, good weather, and plenty of green space. 8,371 home sales were reported in 2015, a 6.3% increase.

Higher median price

Nobody likes to hear about higher prices for things, but in the case of real estate, it might not be such a bad thing. Rising median prices show that our market is strengthening, and is attractive to a wide-range of buyers. Buying a home in Bradenton is something that thousands of people are doing, meaning that we must be doing something right. The median prices of homes in our area is hovering in the $220,000-$250,000 depending on county, that’s almost a 15% increase. Now is the time to buy real estate in Bradenton because you know it’s going to be a good investment that will increase in value.

Real estate in our area is a booming industry. The record sales in Manatee and Sarasota Counties is evidence that our market is getting stronger, and that we live in one of the best places in the country to plant roots. Sales are up, prices are increasing, and we are coming out of the crisis stronger than we were before.
